Before the vote on the application, the following list of 12 conditions for approval was prepared, with the understanding that the detailed site plan, possibly due in September, would specifically address these conditions:
A turn lane is required; signage is allowed only at existing access/entrance; deeded right-of-way access to property through Mid State Electric is to be prepared; no storage of inoperable vehicles; all utilities on site to be buried; all lighting on site to be down-shielded and interior to site.
Other conditions are:
Any chain-link fence to be PVC coated in either hunter green or black; a right-of-way of 8-10 feet for pedestrian access along existing VDOT right-of-way for future pedestrian access; stormwater on site to be managed by “rain garden” retention and stormwater pond as secondary means; articulate exterior (western) wall of buildings, with architectural features to break up mass; materials for structures to be pitched standing seam metal roof (hunter green) and walls to be split face block; retain frontage trees and expand landscape or berm front at Route 211.
