AMENDMENTS RAPPAHANNOCK COUNTY ZONING ORDINANCE On Monday, October 3,1988, at 7:00 p.m. at the Courthouse in Washington, VA., the Board of Supervisors will hold a public hearing to consider amendments to the Rappahannock County Zoning Ordinance, in accordance with the Code of Virginia, Section 15.1-431. The Following amendments will be considered: 1. Amend Section 3.3-4(c) by straking the words “or out" from the text column Strike also “SE" from "C", "A” and "CG" column and add "SE" in “HC" and "I" column. ^ 2. Amend by adding new entry 3.3-4 (s) to read: Firing Range Facility (Outdoor) with an “SE" in column "C ’and “A" 3. Amend by adding new entry 3.3-5(nn) to read: NN. Taxidermy and place “SU" in column “C" “A”, “GC", “HC”, and "I" Place and "X" in site plan column. 4. Footnote 2/p. 29 Amend by deleting entire text after first sentence. Add: "see also Section 3.7 Family Subdivisions". 5. Amend by adding new section 3.7 titled: “Family Subdivisions" to read as follows: 3.7 Family Subdivisions A family transfer is also exempted from the density limitations contained in paragraph 3.4-1, provided: 1. the transfer is for the purpose of present or future residency of the familv member; and, 7 2. the lot to be transferred has a reasonable right of way existing or to be created, of not less than 10 feet to a dedicated, recorded street, or to an existing right-of-way not greater than 25 feet; and, ^ 3. the total family transfers and subdivided lots from the parcel of record Drior to 1962 shall not exceed five (5); and, K 4. no more than one such family division lot shall be allowed to each lot parcel or tract of land in any one (1) calendar year; and, 5. notice shall be mailed to adjacent property-owners of the approval of the lot 6. Amend new section 3.7 to add after (5) in sub-suction 3: except that a sixth lot may be created by special exception from the Board of Supervisors after review by the Planning Commission upon an affirmative finding of the following standards: a) that a strict application of the Ordinance would produce substantial injustice or hardship; and, ' b) that such hardship is not shared generally by other properties from the same parent tract; and c) that the authorization of such cariance shall not be of substantial detriment to adjacent property and shall be in keeping with that density which currently exists on other tracts of land deriving from the original Darent tract of 1962. 7. Amend by adding new section 5.6-13 to read: Additional Standards for Taxidermy Operations a. such use shall be conducted in accordance with all applicate regulations of the Virginia Commission of Game and Inland Fisheries and the U S Fish and Wildlife Service, as appropriate. b. sign(s) shall comply with the provisions of Article 9, Section 9 15-1 Homs Occupation Signs. ' c. provision shall be made for the safe, sanitary, and efficient disposal of all fish and game, hides, carcasses, and/or offal (as well as the effective screening of same), such that noxious odor shall not impact on adjoining landowners d. a complete list of any and all chemicals to be used in the preservation orocess shall be made available to the Planning Commission and Board of Zoning Appeals. 8 ^^Seetton 13.3 by adding at the appropriate place the definition of LIBRARY: the Rappahannock County Public or any branch thereof Amendnents 4 and 5 above are purely technical amendments, shifting the family division provisions from one place to another within the ordinance The Rappahannock County Planning Commission shall hold a public hearing to consider these proposed amendments, on Wednesday, September 21 1988 at 7:30 p.m. at the Courthouse in Washington, VA. ’ ’ All interested persons are invited to attend either or both hearings or to address youMJommerrts to John W.
