I realize that owner-members have families and might bring guests, and this increases the number of persons that could use the area. But all such recreational areas are based upon percentage use at any particular time. We must consider that not all of these purchasers are going to be skiiers, and of those who are, not all members of the family will ski, and not all skiiers would ever likely plan to be present on the property at any one time. Besides, being private, the number of skiiers to be drawn from is finite, whereas a public ski slope draws from an unlimited population. Many 18-hole golf course clubs, in order to be financially viable in today’s market, average 1.500 playing members who may in turn bring family and guests, although only a small proportion erf the 1.500 members could ever be accommodated on the golf course in any one day.
