The Rappahannock Planners decided at last Wednesday’s Commission meeting that it’s time to begin a review of the county’s zoning and subdivision ordinances.

Chairman Herbert Barksdale noted that the ordinances were adopted in 1973 “They should be looked at in 1978. I thought it’s not too early to get started.”

Planner Newbill Miller suggested that the Planners conduct a “line by line review” of the ordinances. Panning Baumgardner volunteered to go over the minutes of Planning Commission meetings held since 1973 to check for sections of the ordinances that the Planners had singled out as needing changes.

Planner Pete Luke suggested that the Zoning Administrator be asked for a list of changes that he felt were needed.

Barksdale interjected that McNear had informed the Planners he was discussing areas he felt needed attention with Commonwealth Attorney George Davis prior to making any recommendations to the Planners.

“We don’t want solutions. We want the problems,’’ Luke responded.

Planner George Muth suggested that the review start at the next regular Commission meeting.

“Should action be taken immediately to close the recently discovered loophole in the zoning ordinance that pertains to residential subdivisions?” asked Planner Walter Masterson. (At a previous Commission meeting. Miller alerted the Planners to the lack of a minimum lot size requirement in the ordinance for RS I Districts. This loophole, he maintained, would allow developers to subdivide down to one acre lots after winning a rezoning to RS 1 if approved water and sewer systems were put in.)
