Organization

The new ordinance is organized differently. Article II contains the general regulations. Article III contains the various basic zoning districts into which the county is divided, and the regulations which pertain to each district, eg., setbacks, lot size, uses permitted by right, by use permit, and by special exception. This chapter is basically in chart form for ease of use. Article VI contains the overlay districts. Article V contains the standards for use permits and special exceptions. These four articles are the “guts” of the ordinance. The remaining articles are specific requirements oriented and deal with such things as signs, parking, performance standards, site plans for commercial and industrial developments, administration and definitions, etc.

Major Provisions

• The old Ordinance requires zoning for more than five lots of less than 25 acres to the R-l zoning district in the Agriculture and Conservation Districts and requires a 50’ right-of-way. The property could then be subdivided no further even if the remainder was very large acreage.

The new ordinance would require a special exception for more than three lots. In that process and adequacy of the road serving the lots would be
