The density or number of parcels to which a tract can be divided is dependent on site specific considerations such as Hood plain and severity of slopes. The configuration of these parcels or lots is also dependent on site specific considerations as floodplains, prime agricultural soils, existence of an A & F District access, etc. The number of parcels or lots and their size and location is determined in the special exception process based on the standards contained in Article V. Access is also considered.
• The Village Residential district allows lots of one acre in size and uses suitable for villages such as small proprietor type crafts, business, professional occupations and cottage industries.
• Sperryville is zoned Village and Village Commercial and is overlain by the floodplain district as per county soils survey. Drainfields will not be allowed in the floodplain; however, with central sewer all uses allowed in the underlying district will be permitted with a use permit to assure that increased flooding will not result and building codes be met.
