The basic density in the Agriculture and Conservation districts would be one dwelling unit per 25 acres, however, the minimum lot size is 2 and 5 acres, respectively. The density provision would not apply to a family transfer on a parcel not subdivided since 1968.

A new zone, Rural Residential, has been added to the new Ordinance and would provide for a density of one dwelling unit per five acres and a minimum lot size of five acres. It provides a zoning district suitable to some rural situations, not appropriate for Agriculture or Conservation designation, basically replacing the old R-l, which, for lack of sewer in the County, is not appropriate.

• The Commercial districts have been changed somewhat, to better reflect the county situation. Commercial has been divided into three districts: Village, General and Highway. The Commercial Highway district is designed for permanent wayside stands, shops, etc. catering tourists and is limited to Rt. 211 from Sperryville to the Park boundary. Commercial Village basically replaces the R. B. district.

• All parcels are specifically designated a zoning district on the map, including what is Conservation and Agriculture, Conservation being basically the steep mountain areas.
