All of the following real estate, including all im-' provements thereon and appurtenances thereunto belonging situate, lying and being in Hampton Magisterial District, Rappahannock County, Virginia and bounded and described, according to a plat and survey made by Joseph G. Brogan, Sr., C.L.S., on February 21,1973, as follows, to-wit: ‘Beginning at a point in the centerline of Covington River, 20.00 feet from a pipe set on the southerly bank and 40.00 feet southerly from the centerline of Route 211; thence leaving the road and with the centerline of the Covington River the following two courses: S 82-51-52 E, 93.68 feet to a point; thence S 51-OS45 E, 28.00 feet to a point, 20.00 feet from a pipe set on the southerly bank; thence leaving the river and with other land of Daniel Noce the follwing three courses: S 36-09-22 W, and passing through a pipe set at 20.00 feet, a total distance of 321.25 feet to a pipe set; thence S 31 -12-01 W, 400.00 feet to a pipe set; thence N 57-50-09 W, 479.86 feet to a pipe set on the southerly side of Route 211, 40.00 feet from its centerline and a chord distance of 114.71 feet northeasterly from the point of curve of a curve having a radius of 1392.40 feet; thence with the southerly side of Route 211,40.00 feet from its centerline the following two courses along an arc bearing to the right having a radius of 1392.40, a distance of 645.50 feet to the point of tangency; thence N 72-12-08 E, and passing through a pipe set at 127.34 feet, a total distance of 147.34 feet to the beginning. Containing 5.195 acres, more or less.’ AND BEING the same and identical tract or parcel of land conveyed to John Walker Jenkins by deed from Daniel Noce, et us, dated May 3,1973 and recorded in the Clerk’s Office of the Circuit Court of Rappahannock County, Virginia in Deed Book 107, at Page 478. Referenced is hereby made to the aforesaid deeds and to the references therein contained for a more complete and accurate description of the tract or parcel of land thereby conveyed. Sale shall be made subject to all existing easements, restrictions, covenants and other matters of record as the same may lawfully affect the real estate. Said sale, as to all of the above described deeds of trust, is subject to a deed of trust in favor of the Rappahannock National Bank recorded among the aforesaid land records in Deed Book 111 at page 293. Said sale, as the the deed of trust recorded in Deed Book 141 at page 795, is subject to a deed of trust in favor of the Second Nation# Bank of Culpeper recorded among the aforesaid land records in Deed Book 137 at pane 24.
