County Administrator John McCarthy said in an interview that he doubted that the buyers of Lyle’s property had plans to try to force greater density on the county. He had heard the buyer was considering selling top scale homes located on 50 and 100 acre tracts, but he acknowledged at some point the 25-acre rule may face a committed developer.
Even at the 25-acre rule, a full development of the Lyle property would create some 60 homes and, Irwin pointed out, could force the county to build the middle school it has discussed. The school enrollment in Rappahannock has been steady at a little over 1,000 youngsters for years.
