If you want to try an interesting experiment, check out the real estate ads in various parts of the country. You’d be surprised how the prices of comparable homes can vary. Why should there be such a difference?
Many factors, some of which are geographical, affect the cost of housing. The climate, land costs, labor costs, zoning, taxes, etc. However, the bottom line is that housing is a commodity. As with any commodity, pricing is dictated by supply and demand.
Now you can throw away the out-of-town papers and look at your hometown ads. Not only can regional prices vary dramatically, but so can prices within our local market. The quality of schools, local government and services, the employment market and the demand for one local town over another will make the difference. Even within towns, certain sections will command higher prices. It all boils down to one item — LOCATION. It is, by far, the most important factor in determining the value of your home.
