It looks like A1 Henry’s application for rezoning of 1.6 acres from agricultural to general commercial will hinge on the Commonwealth Transportation Board’s decision on whether to dual-lane Rt. 211 from Washington to Sperryville.

The property is across the street from B & B Service Station and adjacent to the Hampton Inn but just outside the limits of the existing general commercial zone, which ends at the restaurant next door.

The proximity to the two businesses means a change in designation for Mr. Henry’s 1.6 acres would not constitute spot zoning, county administrator and zoning chief John McCarthy told the Rappahannock Planning Commissioners at last week’s meeting. He also noted that the parallel laning of Rt. 211 would provide adequate access for a commercial use.
