Eileen M. Day realtor ~~ UNPROFITABLE IMPROVEMENTS Once you own your own honje, and it's in basically good condition, consider making improvements to it which will add profit to its value. This is known as building-in inflation to your home's market value. For example, if you add a new bedroom to your home for $10,000 and it will increase the home’s value by $20,000, you’ve made a profitable improvement. However, if your *10,000 cost adds only $10,000 of value or less, you’ve made an unprofitable improvement. The list of profitable improvements, meaning they add more market value than they cost, include (1) kitchen renovation, (2) bathroom renovation, (3) room additions, (4) , landscaping, (5) new floors and car' pets, and (the most profitable iml provement of all) (6) new paint. - Unprofitable improvement which • usually add no market value to a • home include (1) new roof, (2) new Jwiring, (3) new plumbing, and (4) ‘converting a garage to a family ‘room. Surprisingly, swimming pools • and hot tubs usually don’t add more - to the home’s market value than their : cost.
