The following described property located in the Stonewall Magisterial District, Rappahannock County, Virginia, and more particularly described as follows:

ALL THAT certain tract or parcel of land containing 30.4369 acres, more or less, as shown on plat and survey or Land Surveys, Inc. dated June 24, 1988 as follows, to-wit:

Beginning at an iron pin in the west right of way line of State Route #621, located approximately 4,800 feet south of State Route #620, in the Stonewall District of Rappahannock County, Virginia, said iron pin being tne southeast corner of the land of Red Oak Ranch Associates (deed book 133, page 52), and a comer of the herein described 30.4369 acre parcel of the land of Frances Jackson Williams Carney (deed book 79 page 391) said iron pin also being in the line of a 50 foot access easement: thence with the west right of way line of State Route #621 the following seven courses ’and distances S 19° 56' 42" W.
