ESTIMATING CLOSING COSTS
When you buy a home, there are charges in addition to the down payment. These are called closing costs. They include the points you pay on your mortgage loan, state or local transfer taxes, title and homeowner's insurance, the title search, legal fees and other chaiges imposed by the lender. These charges may vary by state and county, but they can add up to a considerable sum.
Your Realtor can give you ' -information about the closing costs in your local area. When you apply for your mortgage loan, your lender is required to provide you with a good faith estimate of what your closing costs will be. This is usually very close to the actual amount since you will have a ratified contract with the price and terms of your new homes spelled out.
Finally, as your settlement day approaches, the attorney handling the paperwork will give you a final figure, and that will be the amount of the check you bring to the closing.
