PUT IT IN WRITING

Try this situation on for size. In order to “save” some money you decide to sell on your own. You advertise your house and a prospect drops by and tells you he wants the house at the price you’re asking and — asks you to please take it off the market and bold it for him for a ■ month. No papers signed, no earnest money down. This is a disaster waiting to happen. One disagreement and the whole deal is off.

As a rule, agreements for the sale of teal estate must be in writing to be enforceable. A sincere buyer (the kind a Realtor would bring you) should have no qualms about signing a written agreement which » spells out the terms, date of closing and other specifications. Any hesitation to sign such an agreement would indicate that your prospect is not really a buyer in the firs place.

In addition, the buyer should be . willing to produce a substantial amount of earnest money to be held in trust until closing. This is the LEAST you can expect when you deal with a Realtor.
