With only three members present the Board of Zoning Appeals approved two variances for building lots on Dec. 31.

Variances require an absolute majority of the membership, so all three members present had to approve for the variances to be granted.

The first variance was for George and Annie Cook to build a house on a lot on Route 669 in Jackson District they had received from an old division of property in her family.

The lot is long and narrow. It is only 100 feet wide, and since it is located in an agricultural zone, the ordinance requires 50 foot setbacks on each side from the property line. A strict enforcement of the setback requirements would have made it impossible to build on the lot.

The Cooks also wanted a variance from the front yard setback requirement of 50 feet to bring their new house in line with other houses in the subdivision and to avoid having their septic lines run through a rock outcropping toward the rear of the property.

Mr. Cook said that he has already bought his 24 by 44 foot house and lacks only the building permit to be able to place it on the lot.
