By virtue of the authority vested in the undersigned Substitute Trustee by that certain Deed of Trust recorded on January 18, 1990, in Deed Book 178 at Page 241 among the land records of Rappahannock County, Virginia from John M. Atkins and Phyllis K. Atkins to Michael A. Perry, Trustees, default having been made in the terms of the Deed of Trust and upon request being made by the noteholder, the undersigned Substitute Trustee, having been appointed and substituted by the noteholder, shall offer for sale at public auction in front of the Rappahannock County Courthouse, Washington, Virginia on: June 1,1993 at 10:00 a.m. all that certain real property and improvements thereon located in Rappahannock County, Virginia and particularly described as follows:

The above property will be sold subject to that certain deed of trust recorded among the above-referenced land records in Deed Book 165, at Page 365, and to delinquent taxes, if any, to the Federal Government's right of redemption pursuant to 28 U.S.C. 2410(d), to mechanic's liens, judgments, liens, trusts, and all other encumbrances which may have priority over the Deed of Trust being foreclosed hereby as well as other restrictions, right-of-ways, restrictive covenants and/or other conditions, if any, which may appear of record.
