Without some type of protection, such as provided by zoning, almost anything can happen in your community. Everyone is then virtually free to use his property as he pleases — the present owner as well as future strangers — and they may do so with little regard for the effect it may have upon you and your neighbors.
Your community can be invaded overnight by any one of scores of hurtful property uses — a slipshod trailer camp, a junkyard, a used-car lot, a honkey tonk, a go-cart track, a dump, a clutter of billboards, a series of jerry-built shacks.
The use can ruin the value of your property. It can boost taxes to take care of the extra traffic, policing, health, fire or other problems which such uses often impose. It can bring unwelcome smoke, noise, smell, dust or other offensive conditions. It can rob you of the pleasure you now have in your property and your community.
Location Is No Protection
You aren’t safe from such hurts because of your location or some other reason. Perhaps you have gotton by so far. Drive in almost any direction. You’ll soon see examples of how others have been hurt, some surprisingly near your neighborhood.
