Building Standards Not Involved

Nothing is farther from the truth. Zoning is NOT concerned with construction standards; with how, or of what materials buildings are constructed. This is the business of building codes. Zoning is only concerned with use., of property — how land and buildings are best utilized in the interest of property owners. Perhaps the misconception persists because such restrictions are often included in restricted subdivisions, where however, they are matters of pri\ ate contract and agreement — not public law.

Some of the limitations which zoning places on certain uses of property have naturally led to various reactions. “I want the right to use my property as I please,” and “No one is going to tell me how I can use my property” are oft-heard expressions.

Such reactions are understandable. But the' logic is not, if you wish to protect your property — if you want some definite assurance regarding future developments.

But if you have no such interests and prefer leaving your future largely to chance, then zoning is not for you.

Obviously, to reach any goal, appropriate standards must be set and limitations agreed upon. This is the price of all good order when people choose to live together in reasonable peace and harmony.
