Zoning can also save taxes. Knowing prospective future developments, public funds are better used for positive, constructive measures designed to serve the entire community, and not merely to patch up conditions imposed by poor or misuse of some properties. When should a county or township zone? The answer — before it is too late.

Zoning is often dismissed on the grounds: “We have no problems. Why zone until we do?” No thinking citizen can indulge in greater self-deception, since zoning, you’ll recall, is not retroactive. It cannot recapturp the desirable quality of an unspoiled neighborhood. It cannot readily restore the good order of a hodgepodge community.

The time to zone is before problems arise, or before more problems occur, if your community is already afflicted. |
