Massanova Church lies in an agricultural zone, Sickels said, where it is allowed as a non-conforming use which existed prior to the adoption of the zoning ordinance, not as a matter of right. He added that there are no zoning categories under the county's ordinance in which churches are allowed by right. (In fact, churches are permitted by right in residential business (RB-1) zones.)

Sickels gave the BZA a site plan for the church lot which included a crushed gravel parking lot and septic field at the northern end of the property. Adjacent uses, he noted, include James Massie's farm and Jenkins' construction yard. A floor plan of the church building also presented to the board shows a sanctuary on the top floor and learning center, lunch room, kitchen, typing room and library in the basement.

Classes using the accelerated Christian education curriculum are offered for grades kindergarten through ninth to an enrollment currently at 25; according to Sickels.

He added that the state fire marshal had recently inspected the building, citing several modifications which have all been rectified (with the exception of installation of larger doors, on order but not yet delivered).
