In execution of a Deed of frost dated April 29, 1963 from F. Bruce Corneal, Jr. to Douglas K. Baumgardner, Trustee recorded September 20,1963 among the land records in the Clerk's Office of the Circuit Court of Rappahannock County, Virginia In Deed Book 145 at page 606, and pursuant to a Deed of Appointment of Substitute Trustee dated and recorded July 24,1984 among the aforesaid land records in Deed Book 148 at page 796 wherein said Douglas K. Baumgardner resigned as Trustee of said dead of trust and the holder of the obligation secured thereby appointed the undersigned as substitute trustee, default having been made in compliance with the terms of said deed of trust and in tire payment of the obligation secured thereby by the maker of the note secured thereby and therein more particularly described, the undersigned Substitute Trustee, having been requested and directed so to do by the holder of the obligation secured thereby wtH offer for sale at PUBLIC AUCTION on the front steps of the Courthouse Building of the Circuit Court of Rappahannock County, Virginia at Washington, Virginia at 124)0 NOON on the 28th day of September 1984, all that tract or parcel of land, together with aD buildings and improvements thereon and all privileges and appurtenances therewith connected, located, lying and being in Hawthorne Magisterial District, Rappahannock County, Virginia on the west side of State Route 707 near the Village of Slate MMs, and more particularty described as follows: BEGINNING at a large rock on Hughes River, comer to the 104.4 acre tract allotted to C M. Ramey by the deed of partition between C.M. Ramey and wife and Sue E Willis dated April 16,1937, and of record in the Clerk’s Office of said county in Deed Book 40, page 496; thence leaving, said River and with the lines of said 104 4 acre tract as surveyed March 4, 1937 by Lee Poe, Surveyor, North 38-3/4 degrees 30.3 poles to a point; thence North 41-3/4 degrees West 16.6 polss to a point; thence North 24-1/4 degrees East 13.9 poles to a point; thence Soutit 82-1/2 degrees East 13 poles to a walnut; thence North 73/3/4 degrees East 15.3 poles to a point; thence North 38-3/4 degrees East 113.9 poles to a planted stone on south side of road, comer to the lands of Hawkins and the lands now or formerly owned by Dr. Phillips; thence leaving said tract of 104.4 acres and with the road leading from Slate Mills to F T. Church, as called for in the deed from A.T. Walden and wife to Albert G. Willis and William Colvin dated March 18,1871 and of record in Deed Book N. page 165, North 48 degrees West 50 poles to a point in said road; thenoe North 40 degrees West 12 poles to a point in said road; thence North 58-1/2 degrees West 15 poles to a point in said road; thence South 87 degrees West 52 poles to a comer in said road near a stone planted, also near a persimmon bush, corner to the lands now or formerly of said Walden, South 10-1/4 degrees West 192 poles to a walnut on Hughes River, comer to same; thence with said River, South 79 degrees East 40 poles to the place of beginning, CONTAINING 96.6 acres, more or less," LESS HOWEVER, the following off conveyances: (1) One acre more or less to E. Acy Fry by deed dated the 19th day of January, 1968, and recorded in Deed Book #91, at Page 722; and (2) One acre more or less to Peggy Jean Sisk by deed dated the 17th day of June, 1968, and recorded in Deed Book #91 at Page 725; and (3) 5.417 acres to Eugene A. and Marietta T. Nifeoecker by deed dated the 8th day of November. 1969, and recorded in Deed Book #96 at Page 138; and (4) 5 acres more or less to Virginia Adeiaid Dodson by deed dated the 8th day of December, 1969, and recorded in Deed Book 96 at Page 361.
