Two very large development efforts are proposed for Clevenger’s Corner, at the intersection of Route 211 and Route 229 in Culpeper County. The intersection, three miles from Rappahannock County, could end up with an area population of 9,000-11,000 people in ten to fifteen years.
The first proposal is from the Culpeper County government. Called; the Clevenger’s Corner “Village; Center,” it is. part of Culpepet County’s Comprehensive Plan... Residential, commercial, and light industrial development is to spread out in all directions around the Route 211/229 intersection, Covering 1,863 acres or three square miles. This almost matches Warrenton’s 4.24 square miles. The proposed population at Clevenger’s Corner would exceed that of Warrenton’s current 6,670 people.
The second proposal is from the private sector. It is a request for rezoning from South Wales’ developer Ken Thompson and Centex Homes, part of Centex Corporation, a $7 billion company. It also involves residential, commercial, and light industrial development. It rolls out from the southeast comer of Route 211/229, covering 1,890 acres opposite the South Wales subdivision along Route 229. It overlaps and extends beyond Culpeper County’s “Village Center” plan for that quadrant. Its population may be 6,000 persons or more in itself.
The combined developments at”* Clevenger’s Comer could "be somewhat overwhelming.
