Contrast this with Sheetz’ position in the township of Pine, Pa., where town-centerzoned land caused Sheetz to turn the gas station around so it faced away from the road, with the 10-pump fueling area located there. The canopy was lowered to the height of the store and supported by stucco and brick piers. Lighting was toned down. A newspaper account quoted the architect and Vice-President of Facilities for Sheetz as saving, “I’ve been doing convenience stores for 15 years. Just when you think there’s nothing new out there, something like this comes along.”

The significance of this example is that a corporation will accommodate local government ordinances. But such codes and ordinances must be in place before a Sheetz-kind of situation arises.

In the future, Rappahannock County may see a McDonald’s, Taco Bell, Wendy’s, CVS, some franchised nail shops, Staples, Trader Joe, Pier I, Outback Steakhouse, Red Lobster, TJ Maxx, Bed Bath and Beyond, Home Depot, WalMart, Costco, the list is endless. Many will welcome them as they trickle in. Best to put Rappahannock County on lowbeam, now.
