“Pricing your Home to Sell” In a hot Real Estate Market the trend is to overprice your home. I often hear the phrase “You can always come down, but it’s hard to price higher once you have established a price.” The truth is that neither the Realtor, nor the seller will determine the price. The price will be determined by the market and what a ready, willing and able buyer is willing to pay. It is very important to price your property within the market to have success in selling. Ask your Realtor to do a Comparative Market Analysis or better yet get a professional appraisal to help you establish a price before you go to market. That way the buyer can make an offer knowing that the Realtor and the Seller have not established the price, but a third disinterested person who has nothing to gain from the sale. Also, it could be possible for the buyer to use the same appraisal to arrange for financing thus creating a win-win situation for everyone.
