One thing about Centex Homes is that it has deep pockets.

It will be able to fund the $21.5 million cost of the water and sewer facilities with payback from future connection fees. The facilities also cover the 343 homes currently at South Wales.

After completion, the entire system will be turned over to the Culpeper County Water and Sewer Authority.

Such a public water and sewer system will then allow other subdivisions within Culpeper County’s “Clevenger’s Corner Village Plan” to undertake their own development, paced according to real estate demand and their ability to find their own water and pay for the extension of the public water and sewer lines.

Such development will bring on more residential and commercial construction.

The Epstein property on the southwest corner of. the U.S. 211/Route 229 intersection is zoned for 157 homes and 35,000 square feet of commercial space. The northwest corner is zoned for 125 homes; and on the northeast corner, River Ridge is zoned for 125 homes — an overall total of 704 more homes.

In the future, Route 622 Old Bridge Road, will be realigned to match up with the north-south spine road in the Centex development.

Will there be traffics lights? Ultimately, two or three on U.S. 211; three on Route 229.
