parcel of land, wrth all buildings and improvements thereon and appurtenances thereunto belonging, situated, lying and being near Sperryville,in Piedmont Magisterial District, Rap pahannock County, Virginia, and by a survey made by J. I. Coveil, Surveyor, dated November 15, 1965, and a recorded in the Clerk's Office of Rappahannock County, Virginia, in Deed Book 85, Page 85, said land is described as follows:

LOT NO. 1: Beginning at a stake in the west line of the highway, said stake being S. 46 03 E. 217.8' from a concrete monument marking the southeast corner of the cemetery corner with Lot 2; thence with the west line of the highway, S. 46-03 E. 438.0' to a stake, corner with remainder of the tract; thence new lines with the remainder, S. 43-29 W. 200.0' to a stake, N. 46-03 W. 438.0' to a stake corner with Lot 2; thence with lot, N. 43-29 E. 200.0' to the beginning. This lot contains 2.01 acres. And being that same certain tract or parcel of land conveyed to James S. Warden,et ux, by deed of James L. Bennett, 11, and Shirley A. Bennett, husband and wife, dated the 8th day of February, 1973, and recorded in the Clerk's Office of the Circuit Court of Rap pahannock County, Virginia.

Reference is hereby made to the said deed and other records of the Clerk's Office aforesaid for a more par ticular description of the property herein conveyed, on the 7th day of September, 1979, at 12:00 Noon, before the Rappahannock County Courthouse in Washington, Virginia.

TERMS: CASH, of which a successful bidder's deposit of ten percent (10 percent) shall be paid on day of sale, balance due on execution and delivery of Trustee's deed of Grantor's tax affixed within thirty (30)days.

Taxes, insurance and rents, if any, to be adjusted upon final settlement.
