LIMITATIONS An open listing is one in which you may offer your home to any and all real estate agencies or sell it yourself. Sounds pretty good on the surface, but let's take a closer look. If this type of listing looks too good, it may be just that.

With an open listing, you are pretty much on your own as to pricing, how best to show, advertising, etc. Very few agencies will advertise an open listing because they are not protected if another agency sells the property. You will probabry end up doing and paying for the advertising-if any advertising is to be done.

One other important factor-an open listing cannot be introduced into the multiple listing system.

If an agency happens to show and sell your open-listed house, you still pay the full commission.
