Sam Samuel) and Joyce R. AND BEING the same and identical property conveyed to Dennis C Samuel, Jr. and Joyce R. Samuel by deed from Calvin L. Hudsonpillar and Diana Lynn Hudsonpillar dated September 1, 1993 and recorded October 15, 1993 in Deed book 201, at page 471 among the Rappahannock County, Virginia land records. AND FURTHER BEING the same property conveyed to Dennis C. Samuel (a/k/a D. Sam Samuel) and Joyce R. Samuel by Deed of Correction from Calvin L. Hudsonpillar and Diana Lynn Hudsonpillar, dated February 25, 1994, recorded September 23, 1994, at 3:33 PM as Instrument No. 9401286 among the land records of Rappahannock County, Virginia. TERMS OF SALE: CASH A deposit of Ten Percent (10%) of the sale price in cash or certified check may be required to be paid by the successful bidder at the time of sale with the balance due in cash or its equivalent at settlement which will be held on or before thirty (30) days from the date of sale at the office of the Trustee: terms of sale to be complied with within thirty (30) days after the date of sale or the above deposit will be forfeited, applied to costs of the sale, including Trustees' fees, and the properly shall be resold at the cost of the defaulting purchaser. Time shall be of the essence with respect to settlement. All costs of conveyance, examination of title, State Grantor’s Tax, notary fees, and other costs of settlement shall be at the expense of the purchaser. The subject property and any improvements thereon shall be sold with special warranty of title. The subject property and any improvments thereon shall be sold in “as is* condition without warranties of any kind. Real estate taxes shall be adjusted as the date of settlement.
