Seller Beware
It used to be in Real Estate that the buyer had to be very careful about the purchase of Real Estate hence the phrase "Buyer Beware". Since the advent of Buyer Representation and Agency Disclosure, Real Estate has made a dramatic change, and now the buyer has the ability to thoroughly check a piece of property before buying. Home inspections by a third party are a common practice now and many defects are discovered prior to the sale. Sellers are also required by law to disclose any known defects and answer a series of questions concerning the condition of the property, or sign a Statement saying they are selling the property "as is". Sellers are often subject to negotiating the sale of property several times before a price can be agreed upon. Home inspections, appraisals by the lender, and repairs requested by the buyer are all grounds for re-negotiating the contract. In general these changes are probably a good thing, over the long run. because it leads to a clear understanding of what the purchaser can expect and there are fewer problems after the sale. The seller should however be a lot more cautious when a buyer comes knocking at the door. The price you contract for might not be the same price you receive at settlement.
