“The current, or even proposed zoning, would never occur today if the land was currently zoned agricultural, as it would constitute spot zoning,” said Svatos.
While he did agree with Svatos’ statement, planning commission member Thomas Junk said, “The choices are to have the' property remain industrial zoned, or to downzone.”
As Svatos pointed out, commercial general zoning would allow for the property to be used for a bowling alley or carnival grounds. But those types of situations would not “fly” in Rappahannock County, according to Junk.
“The neighbors would be better off with downzoning than industrial zoning,” he added.
McCarthy said that the Board of Supervisors could speak with M.T. Puskar about Svatos’ concerns, and suggest that the contract be amended to reflect those considerations.
