Need Village Boundaries

Luke asked if village boundaries are critical.

McNear replied that villages need zoning boundaries to determine what property qualifies for uses allowed in a residential business zone, the zoning category for Flint Hill, Sperryville, Woodville, Amissville and Chester Gap.

Miller noted that there appears to be general agreement on the boundaries set out in the comprehensive plan's village study.

In setting village boundary lines on a zoning map, “you don’t have to make any spectacular provisions for growth. There are no projections that say the county’s population is going to grow,” McNear noted. “All you want to do is to Find me existing limits," he said, jby defining the minimum amount of land that shares a common character. He Wlded. however, that setting boundaries for Sperryville with the development along Route 211 will present problems. McNear also told the commissioners that they need to include both minimum lot size and setback distances for the residential business districts.
