When the time comes to record a deed, make sure it is recorded as soon as possible. Insist on it, because it is of prime importance for a number of reasons some of which are obvious and some not so obvious.
For one thing, a deed can be lost or destroyed just like anything else — thoughtlessly put somewhere and forgotten. Or it could be shuffled up accidently with some worthless papers and thrown in the garbage and burned. (It has happened.) Another problem could come up if someone brought a lien against the previous owner before the deed was recorded.
