Still another consideration would be the possibility of the previous owner giving the property to someone else, say a friend or relative. If that person recorded the deed before you did, he would have priority over the property! This could also happen if the previous owner mortgaged the property to someone else. So, remember, protect yourself and don’t waste time getting that deed to the Recorder. It’s for your benefit!
