Every home is unique in some way. Nobody knows this better than the owner. Perhaps the construction was made superior by certain additions or materials. The heating system may be extremely economical. It's possible that the drapes, carpeting or other fixtures are of unique or expensive quality. It could be that adjacent land will never be developed because of certain zoning. The point is — if there are important unseen assets to your home, let your Realtor know. It will help sell your home. This is especially true in the kitchen area if you have modem, updated appliances.
During the showing, it is helpful if you are available to answer questions, but let the agent lead the tour and do the showing. Following the showing, a professional agent will provide you with feedback on the client’s reaction. Often, the comments will give you valuable hints if some minor upkeep of cosmetic improvements will help make the sale easier. Selling is a team effort.
