Rappahannock Newt Staff Writer . In a unanimous vote, the Town of Washington’s Planning Commission recommended denial of LOMP Joint Venture’s application for subdivision of the former Stuart property behind the corner of Main St. and Blue Ridge Ave.
The planners based their recommendation on the current subdivision ordinance’s mandate that septic fields be on the same lot which they serve. Three of the septic fields in the proposed subdivision are on adjoining lots, due to poor soils on part of the parcel.
The Planning Commission also cited the lack of certain documents requested last month and promised by the applicants, including the articles of incorporation of a homeowners’ association to oversee maintenance of Stuart ,St., the private road which will allow access to the subdivision.
Chairman William Wickens also noted that the required estimate of the cost of improvements to the street, necessary to set the amount of a performance band, and the Health Department certification of the proposed septic fields, was also missing.
