Reynolds, Jr., Substitute Trustee, will offer for sale at public auction on the front steps of the Rappahannock County Courthouse in Washington, Virginia, on Monday. September 19, 1994 at 10:00 o’clock A.M., the improved real estate lying in the County of Rappahannock, Virginia and more particularly described as follows:

Parcel 1: Beginning at a point on the northern edge of Lot 1, platted by Robert O. Leonard. L.S., entitled "Division of the Land of John M. Atkins and Phyllis K. Atkins, platted in Deed Book 179, Page 389, amonif the land records or Rappahannock County, Virginia, containing 5.000 acres, and being a partpf, land conveyed to John M. and Phyllis K. Atkins by Deed recorded in the land records of Rappahannock County. Virginia in Deed Book 174, Page 99.

TERMS OF SALE: CASH, with a successful bidder deposit of ten percent (10%) of the sales price by cash or certified check may be1 required. The balance of the purchase price shalf be due and payable not less than twenty (20)days after sale. Examination of the title, conveyance, and recording fees shall be at the expense of the purchaser.
