“You have to finally hash this out,” Mr. McCarthy told the planners. “There is one train of thought that a certain amount of land has to come out first. I don’t agree with that.”
Wakefield District representative Werner Krebser maintained that the 50 acres required by the zoning ordinance for a golf course and the 20 acres required for a retreat or lodge should be subtracted from the overall acreage before computing the number of house sites allowed. “If he can have the golf course as well as the density, he’s using all this density to build houses and then he’s using the density for the golf course,” he said.
“How much water will be required for this huge development?” Dr. Krebser continued. “Where are you going to get the water, and how will you protect the groundwater of the surrounding neighbors?”
“If he can’t get the houses, it ends here,” Mr. McCarthy said.
