The Planning Commission went over proposed amendments to the Zoning Ordinance and the Housing Improvement Study done by Land and Community Associates at last Wednesday’s meeting.
The zoning amendments Will be needed to implement the General Commercial Overlay zone planned for the U.S. 522-211 corridor between Washington and Sperryville. The general commercial zone will include less than 150 acres between Wolf Mountain Traders and the Faith Mountain warehouse on the north and between a point across from Wolf Mountain Traders and Route 636, the road to the elementary school, on the south.
The intention is to have most future commercial businesses locate in this area. County Administrator John McCarthy said that new comercial activities will also be allowed near the village centers.
Most of the proposed amendments have to do with limitations in areas such as setback, screening, sign and parking requirements and with design guidelines to insure that the commercial zone is harmonious with the surrounding countryside.
The plan for the area includes the creation of interior roads, limiting the number of entrances onto the four-laned highway. Commercial activities would be screened from surrounding agriculturally zoned properties.
The planners suggested that utility lines should be located underground in the commercial zone,
