Finding water in the Piedmont area is not easy. There are no large aquifers here; no large pools of water underground to tap. Land here sits on top of solid rock. Water is only found in cracks, joints, and faults in that bedrock, in what are commonly called fractures.

Water is there, but the amounts available for any largescale development are unknown. To find a large amount you need to carry out a detailed, on-site analysis of potential well sites; pump test those found, check for contamination, measure the extent of water replenishment, and determine the impact of any sustained use on current wells.

Drilling a well may turn up a very low yield of half a gallon of water per minute or less. Or a low-yielding well of half a gallon to 2.5 gallons per minute. Or a moderate yielding well with 2.5 to 40 gallons per minute. Or, with luck, a high yielding well coming in at 40 gallons or more a minute. An average home needs a flow of five to six gallons per minute.

Culpeper County has estimated that the 1,500 homes and 76 acres of commercial development will use about 600,000 gallons per day in all. The source will be wells tapping g. oundwater within the boundaries of the Clevenger’s Comer Village Plan.
