The southeast quadrant of the area within the Clevenger's Comer Village Plan, plus some land beyond it, involves Centex Homes. In June 2002, Centex submitted a rezoning application for 2,700 homes and 1.5 million square feet of commercial development on 1,900 acres opposite of South Wales, along Route 229.
In October, the Centex application for the sewerage treatment plant was withdrawn, leaving the proposed rezoning application in limbo. In November, the Fauquier Citizen reported that Centex was downsizing its proposed rezoning application to 1.900 homes and 750,000 square feet of commercial space. If true, the number of homes would be 1,150 more than the 750 currently planned for that area by Culpeper County. And, if approved, the additional 1,150 Centex homes would add 460,000 gallons of water per day to the water supply needs of the Clevenger’s Comer Village Plan.
