1. Local ordinances cannot restrict structures and activities normal to farming.
2. Public agencies cannot take farm land without special justification.
3. Sewer and water taxes cannot be levied on farm land, beyond a house and lot, once a district has been formed.
4. Property tax assessments may be based on agricultural instead of market value, even if the County has not adopted land use taxation.
5. Probably most important, the district insures that large acreages will be dedicatd to farming for a relatively long period of time. It gives stability to the farmer and lets him make the big capital investments needed for modern agriculture. It also keeps farm related business (machinery, feed, equipment, auction and sales, etc.) in business.
Orange County farmers have already started this program, and we understand that they have 17,000 acres in it.
