For the first time, the county official publicly criticized the encouragement of large lots as a means ol combating development.
“Larger lot requirements for subdivisions contributes to more land being taken out of agriculture,” Davis contended. During the last ordinance review, public opinion saw large lots as the salvation of agriculture, he said. But instead of helping farm interprises, a tremendous amount of Rappahannock farm land has disappeared into 25 acre lots, Davis noted.
“If all other things are equal, you might,say that the smaller the lot, the better it is for agriculture, to a limited degree,” he added.
From Davis’s viewpoint, there are two kinds of developers in Rappahannock.
The first buvs a tract with the idea of getting the most lots in the least amount of area, puts in a subdivision and then leaves. The second lives on the land he owns and sells off a portion to meet financial demands.
