In another change,McNear pointed out that the revised ordinance recognizes the adverse impact that some agriculture, horticulture and forestal practices have and recognizes the conflict between pure residential and pure agricultural uses.

“That’s essential if you’re going to get picky over the residential uses you're going to allow in agricultural or conservation zones,” he explained.

Miller asked if McNear intended to define resubdivision in the new ordinance, noting that current regulations prohibit the redivision of any parcel zoned residential subdivision and subdivided previously, no matter what the lot size.

Arbitrary Prohibition

That blanket prohibition is “a bit arbitrary,” McNear responded, noting that a 25 acre-plus lot, divided and rezoned to residential property subdivision, may end up surrounded by a village 20 years later.
