Under and by virtue ot the authority vested in the undersigned Substitute Trustee under that certain Deed of Trust form Thomas B. Wilson and Jan K Wilson, dated January 23, 1989, recorded in Deed Book 172, Page 661, in the land records of the County Of Rappahannock, Virginia By virtue of a certain Deed of Substitution, recorded March 24,1992, appointing Douglas K. Baumgardner as Substitute Trustee, recorded among such land records in Deed Book 190 at page 782, and default having been made in payment of the indebtedness thereby secured, and having been directed by the holder of the note thereby to do, the undersigned Trustee, will on

All that certain lot or parcel of land, together with improvements thereot, situated at the intersection of Virginia Routes 637 and 647, in Rappahannock County, Virginia, containing 44 5205 Acres, as described on that Plat of Survey made by James G. Butler, C.L.S., dated August 10, 1978, recorded in Deed Book 129 at pages 432 and 433, in the Clerk's Office, Circuit Court, Rappahannock County, Virginia, to which reference is made for a more particular description of said property.
Being the same real estate conveyed to Thomas B Wilson and Jan K. Wilson by deed from Kenneth M. Hoeffel and Delia W. Hoeffel recorded prior to this deed in the aforesaid Cledjis Office STREET ADDRESS: Route 1, Box 20-B Flint Hill, Virginia 22617 TERMS OF SALE: Cash
A deposit of FIVE THOUSAND DOLLARS ($5,000 00) cash or certified check will be required to be paid by the successful bidder at thejime of sale with the balance due in cash or its equivalent at settlement which will be held on or before fifteen (15) days from the date of sale at the office of the Trustees, terms of sale to be complied with within fifteen (15) days from the date of sale or the above deposit will be forfeited, applied to costs of the sale, including Trustees' fees, and the property shall be resold at the cost of the defaulting purchaser Time shall be of the essence with respect to settlement.
