The sale will take place on March 20, 1997 at 3:00 P.M. at the main entrance to the building housing the Circuit Court of the County of Rappahannock, Virginia.
Terms: The purchase prioe in the form of immediately available funds shall be due and payable on the closing date. A deposit in the form of immediately available funds in an amount equal to 10% of the successful bid may be required of any bidder at the time of said. The Substitute Trustee reserves the right to waive or modify the requirement of the bidder's deposit. The successful bidder will be required to close within fifteen (15) days from the date of sale. Time is of the essence as to the closing date and the payment of the purchase price.
The Property will be sold “AS IS< The Property will be conveyed by Special Warranty deed, subject to all existing liens, judgements, rights, reservations, leases, covenants, conditions, easements and restrictions as they may lawfully affect the Property. Neither the Substitute Trustee nor the holder of the note secured bv the deed of trust will deliver possession of the Property to the successful bidder.
The purchaser at the sale will be required to pay all closing costs (teal estate taxes will be prorated as of the sale date.
