According to the presentation, it would be occupied by retirees or empty nesters and would include space for shops and businesses. We were promised that nothing as unsightly as the big blue storage unit across the street would be put there. It was nice to know that we could even get a McDonald's into a log cabin style building using the developers connections. I remain very dismayed however with the size of the project. I fail to see that we need a new town at that entrance to our county.
I think the county needs to redefine the Village Center Concept to be more in keeping with retaining a rural atmosphere in Culpeper County. According to the Comprehensive Plan the Village Center overlay on an area is represented by a circle two miles wide. The 125 acres included in the Clevenger's Comer plan is a small proportion of that, and represents just the tip of the development iceberg. I feel the least polluting, smallest commercial plan that will serve citizens already here should go into this area.
We need to ask what we are giving up to have satellite cities around the outer edges of our county. They will, of course, increase the need for fire, police, and schools to say nothing about the effect of added pollution on our precious rural environment. This is a quality of life issue for those of us living here now. Our sense of well being is closely tied to little traffic, clean air and fresh water.
I believe the Comprehensive Plan calls for water and sewage to be in place before Village Center expansion is to be permitted. 1 came to the meeting to find out more about the type of sewage treatment plant being planned.
