Your major problem may be finding someone to accept your easement. While there are a few other options, your probable first choice would be the Virginia Outdoors Foundation — a State body with a staff already stretched thin, and likely soon to be logjammed with new easement offerings. If you are interested in pursuing this program, I suggest you act soon - first (very necessary), find an attorney experienced with conservation easements; second, call VOF (703-327-6118) and arrange a visit to your property.
Another problem may lurk as well: the fiscal mess in Virginia. What the General Assembly giveth, the General Assembly can taketh away. Once aboard the tax credit train, you’re on for the entire trip. Don’t let it leave the station without you.
