Luke noted that a commercial area must be enclosed with screening BEFORE the property is put to any use. He repeated his contention made at the November 21 hearing that the co-op could expand operations onto the 9.66 acre tract with its current agricultural zoning. To support his position, Luke cited the zoning ordinance’s provision for “buildings for bulk storage of forest and agricultural products and directly related equipment” in an agricultural zone with a special use permit. “I think agriculturally related equipment covers all they want to do,” he maintained.
Planner Pete Estes described the farmers cooperative as an agricultural support business rather than an actual agricultural enterprise. “They’re not in the harvest business,” he said.maintaining that commercial, not agricultural, was the proper zone for the property covered in the co-op’s application.
