point of BEGINNING, and being the same or identical real estate which was con-, veyed to Willie G. Williams and Audrey E. Williams, his wife, as Joint Tenants with the right of survivorship by deed dated May 12, 1959 from John D. Williams, et ux, and of record in the Clerk's Office of the Circuit Court of Rappahannock County, Virginia, in Deed Book 70 at Page 93, the said Willie G. Williams having died intestate whereupon the fee simple title became vested in the said Audrey E. Williams.
The sale of this property is made subject to all outstanding taxes, which purchaser will assume. The purchaser of the property shall be required to pay the costs of the preparation of the deed and all recording fees therefore.
